Building Amenities (included in the monthly HOA)

Fitness center • Business center • Restaurants • Exterior maintenance • Building insurance • Utilities • Snow removal • Site maintenance • Security • Valet parking • Concierge service

Condominium activity in this neighborhood has been limited. Reasonable exposure time for units of this caliber has averaged around three weeks. Sales do occur with regularity, yet comparable luxury inventory remains thin. This unit’s combination of size, two-level layout, in-unit elevator, terrace, and campus/stadium views is uncommon.

Building Amenities (Included in the monthly HOA)

This residence offers true full-service living inside one of Lawrence’s most exclusive mixed-use buildings. Owners enjoy:

  • Fitness center
  • Business center
  • On-site restaurant & bar (Rock & Hawk)
  • 24-hour concierge / front desk services
  • Valet parking
  • Secure underground parking (this unit includes a 3-car garage)
  • Exterior maintenance & snow removal
  • Site maintenance
  • Building insurance
  • Security
  • Common-area utilities

All of the above is covered by the HOA so you can focus on the lifestyle — panoramic campus and stadium views, private terrace living, and the convenience of being steps from the University of Kansas — without the usual maintenance headaches of a conventional condo.
